Gray Area has retrofitted the historic Grand Theater with modern day sound, lighting and visual capabilities. Located in the vibrant Mission District of San Francisco, Gray Area is the perfect environment for your next event.

Proscenium Rental

This is our most popular rental as it includes the main proscenium and stage complete with lobby, green room and bar. Perfect for performances, small conferences, rehearsals, and special events. The area has a 400 person standing capacity, 260 person seated capacity and spans 3,500 square foot. It is available 8am-1am, 7 days a week. Rent the Grand Theater proscenium here.

Lobby Rental

The lobby is an active retail space with public access from 10-6pm. With large windows facing the busy Mission St, it is ideal for small functions, pop up retail and showcases. The area is about 1000 square feet. It is available for rental from 8am-2am, 7 days a week and has a 50 person capacity. Rent the Grand theater lobby here.

Grand Theater Rental

The entire Grand Theater rental includes the proscenium, workspace, and lobby areas. Making up the entire 7,000 square foot ground floor it as an excellent option for events up to 800 people. It is available 8am-2am, 7 days a week. Rent the Grand Theater here.

Classroom Rental

Rent our Classroom for your classes or meetings with up to 18 people. We have transformed the old cinema’s projector room into an inspiring 440+ square foot space for learning. Available for rental during the hours of 9am and 11pm, 7 days a week. Rent the classroom here.

Community Partnership Rental Program

Gray Area is proud to offer a community rentals program to leverage our space for community support and social good. Events or organizations that qualify for this program must satisfy one or more of the following program goals:

1) to serve the local Mission District community
2) to elevate and organize around issues of social justice
3) to support, or increase visibility of, underserved communities
4) to advance under-supported fields in the arts and/or in technology
5) organizations with non-profit 501(c)3 status qualify for this program

Benefits of the community rentals program include listing on the Gray Area website, digital marketing, and discounted gear and rental fees. Past program recipients include: Mission Cultural Center, El Tocelote, Let's Take Action, Dawson Dance SF, CounterPulse, CCA, BAVC, and more.

Please note: fees related to contracted event staff, such as security or cleaning personnel, cannot be reduced or waived.

House Rules


No sound performance events before 6pm on.

Cleaning & Housekeeping

1 mandatory housekeeping staff per 200 guests in the theater at a rate of $25/hour. If any damages/spills are made during the event to the theater curtains, carpet, there will be an additional carpet cleaning fee.

House Managers

We include one manager on site at all times for every rental. For larger rentals we require more staff at an additional fee.

Insurance & Permits

The client will have a mandatory $1,000,000.00 certificate of insurance general liability. Pertinent permits for: fire, alcoholic beverages, amplified sound, dance, late night permit & public assembly will be at the expense of the renter.

Security Guards

1 Security guard is required per 100 guests in the theater at a rate of $35/hour.
